Retail

Commercial real estate is the second largest investment sector of AG Real Estate. We handle all aspects: design, development, management and operation of shopping centres. We currently have 35 buildings under management, including 8 shopping centres, or ca. 300,000 m² of extremely attractive retail floor space.

Our in-depth knowledge of the retail market and how it is evolving enables us to propose an appropriate rental policy and services that take due account of the specific features of each project.

Residential

AG Residential, the residential brand of AG Real Estate, focuses on the development of sustainable urban complexes in Belgium. Its assets are in line with an uncompromising approach when it comes to location and proximity to public transport. They thus provide our buyers with accessibility and mobility conditions that make their life easier. 3,500 units are currently under development or in the study phase.

With the support of AG Insurance, a major player on the Belgian insurance market, AG Residential can also count on solid financial foundations to function with its own capital only – a guarantee for reliability and solvency that buyers find reassuring.

Warehouse

AG Real Estate also rents out logistics platforms accompanied by a specific layout and monitoring for our tenant clients. We manage more than 650,000 m² of warehousing floor space in the Benelux in all, with an almost 100% occupancy rate.

Our team of experts is also involved in transforming industrial sites at strategic locations whose layout is no longer in tune with expectations on the market.

Finally, since 2015, we are also partners of the Heylen Group which operates in Belgium and the Netherlands. This partnership enables us to provide our clients with new, fully customized construction solutions.

Healthcare

AG Real Estate is determined to address the new societal needs linked to the ageing of the population. Accordingly, since 2011, we have been investing actively in the development and management of residential real estate for the elderly. We want to develop well designed and accessible facilities so as to offer a better quality of life to senior citizens. We are already contributing more than 250,000 m² of floor space in the sector, or a total of nearly 4,300 beds in 35 rest homes and 277 assisted living apartments in Belgium, but also in Germany and Spain.

Public infrastructure

AG Real Estate is the contact of choice for the construction of public infrastructure and facilities, on schedule and within budget. In this respect we defend a constructive approach to public-private partnerships, in which we are capable of assuming different roles: investor, long-term financier and project owner.

This range of skills is appreciated by our partners, as demonstrated by the recognition given to the Scholen van Morgen [Schools of Tomorrow] project. In cooperation with the Government of Flanders and BNP Paribas Fortis, we are managing an ambitious programme in the course of which we have built or renovated 182 schools in Flanders, totalling 710,000 m² floor space. As the managing project owner, AG Real Estate assumes the management of the programme, selects partners for the execution of the project on the basis of transparent calls for tender, advises and guides schools through the entire process from design to construction, as well as the first 30 years of maintenance. The scope of this “Design, Build, Finance and Maintain” (DBFM) project has enabled us to acquire real expertise.
